POSITION TITLE:                  Sr. Director, Real Estate / Leasing

REPORTS TO:                        SVP, Real Estate

 

POSITION SUMMARY:

Represent AEO in the retail Landlord/development community, and execute the brand market strategy in the Western US (based on West coast). Negotiate real estate deals - including securing locations, deal economics and lease terms - for the portfolio of stores.

 

RESPONSIBILITIES:

  • Negotiate all new locations in assigned geographical area
  • Negotiate all renewals, rent reductions and monitor all expirations/kick-outs within assigned geographical area
  • Compile data sheets for all new stores, remodels and run financial justification for deals
  • Work with operations and Landlords to secure temporary space during remodel periods
  • Assist in the implementation of short term and long term market strategy for all new stores, remodels and relocations, working with store operations and other internal partners
  • Work with legal to ensure all negotiated business points are incorporated in the lease documents within the scheduled time tables
  • Consult with store planning and construction on all space issues
  • Work with Finance Department to ensure all deals meet the financial hurdle rates
  • Other projects and responsibilities as assigned

 

QUALIFICATIONS:

  • Bachelor’s Degree in Business Administration, Supply Chain/Logistics, Finance, or related field
  • Advanced degree (MBA, Master’s) or equivalent experience preferred
  • 12+ years experience in real estate / leasing
  • Prior managerial/supervisory experience
  • Travel is required, including the potential for international travel
  • Advanced negotiation experience in real estate/leasing
  • Strong analytical, prioritizing, interpersonal, problem-solving, presentation, budgeting, project management (from conception to  completion), & planning skills
  • High degree of proficiency MS Office Suite, Outlook & Internet applications – or comparable applications/programs
  • Strong verbal and written communication skills
  • Demonstrated collaborative skills and ability to work well within a team
  • Ability to work with and influence peers and senior management
  • Ability to work in a fast-paced and deadline-oriented environment
  • Self-motivated with critical attention to detail, deadlines and reporting
